Stars to Watch Director of Finance and Acquisitions, Advance Realty Christopher Bellapianta’s favorite thing about commercial real estate is the opportunity to kick the tires. During the past two years, he has done exactly that while working on some major transactions for Advance Realty. Bellapianta points to the 2013 purchase of the Center of Excellence in Bridgewater, N.J. Advance bought the 1.2 million-square-foot property for $45 million from Sanofi Aventis and repositioned it as a science and technology hub. “The transaction, from due diligence all the way through acquisition, was only around 60 days,” he noted. “It was a Herculean effort to get it done, but we have a great team here.” All told, Bellapianta has arranged more than $250 million in debt financing during his three years with Advance. Memorable Achievements: The 2013 buy of the Center of Excel-lence was followed by the 2014 purchase of a former Ford Motor Co. plant in Lansdale, Pa. The Ford plant is likewise expected to attract tech and science tenants, thanks to a robust utility infrastructure that includes dual feed and 10 megawatts of supplemental power. The facility is also humidity and climate controlled. “Tenants would never be able to pay a rent that’s as low as we can charge and get all that infrastructure elsewhere,” Bellapianta said. Advance partnered with The Davis Cos. on the deal; terms were undisclosed. Goals: Continue to build the acquisitions platform at Advance, expand on existing capital relationships, and introduce new capital, both debt and equity, to the firm. —L.E. Georgia Collins likes to say she came to real es-tate “somewhat randomly,” through a job with a workplace strategy firm. But she is exactly where she wants to be. In her role at CBRE Group Inc. since 2012, Collins advises clients on ways to address the changing nature of work and the workplace. Taught early on that no skill in business is more important than listening, Collins helps clients tailor workplac-es to support productivity through such means as office-for-a-day ar-rangements, telecommuting, open floor plans that promote collabo-ration, and strategies that embrace mobile technology. Collins is helping CBRE lead by example through Workplace360, an initiative that takes into account the roughly 50-50 split of the typical workday between interacting with others and working au-tonomously. She is instrumental in an international rollout of the program, which offers such cost-and energy-saving measures as the usage of meters that provide real-time energy use data and challenges people “to think differently about how they support their people in designing work environments and work programs.” Memorable Achievements: Workplace strategizing is not a static business, noted a white paper in which Collins was heavily in-volved: “Designing the office of the future?
